Occupation Certificates (OC)
An Occupation Certificate (OC) is issued once building work has been completed and confirms that the building, or part of the building, is suitable for occupation or use in accordance with the approved plans and relevant regulatory requirements.
The Occupation Certificate verifies that the completed development complies with:
- The Development Consent and Construction Certificate
- The National Construction Code (NCC)
- Applicable fire safety and building regulations
- All relevant conditions of approval
Prior to the issue of an Occupation Certificate, the Principal Certifier must be satisfied that all required critical stage inspections have been carried out and that the necessary compliance documentation and certificates have been provided.
There are generally two types of Occupation Certificates:
- Interim Occupation Certificate – issued where part of the building is suitable for occupation before the entire development is completed.
- Final Occupation Certificate – issued when all building works are completed and the development fully complies with the approved documentation.
