A Complying Development Certificate (CDC) is a fast-track approval pathway in NSW that combines planning approval and construction approval into a single certificate. It is designed to streamline the approval process for straightforward developments that meet a set of pre-determined planning and building standards.
A CDC may be issued where the proposed development fully complies with the relevant State Environmental Planning Policies (Code SEPP), prescribed development standards, and the applicable provisions of the National Construction Code (NCC).
Complying development can apply to a range of residential, commercial, and industrial projects, provided the proposal satisfies the required planning and design criteria.
As part of the assessment process, key development standards are reviewed, including building height, setbacks, gross floor area, site coverage, and other site constraints. If the proposal complies with these requirements, it may qualify as Complying Development, allowing the project to bypass the full Development Application (DA) process and significantly fast streamline the approval timeframe.
